Another shot of the railing built by Andy and the top which is from Garfield School. The design is from a library book that was returned OVERDUE. Ah, well. At least the railing is up and looks great!

Hi! I love your blog entry for the 32122 plan. In 1999 I found this home plan in a better homes and gardens magazine and have kept a copy of the magazine ever since. It has been my dream since the to build this home.

If you are willing, I'd love to be able to email you and learn more about the house, the decisions you made, your thoughts on the house now that you've finished construction.

I live in California and am considering buying some land on a lake up in Canada and want to build this exact plan for a vacation home. When i did a google search for "house plan 32122" and your blog popped up, I was really excited. I love everything you've done on the place and would like to learn more about your patio, the stairs (where you put them), the loft area in the 2nd bedroom).

Hi Jeremy, It was great to get your note. We too had the magazine since we got it off the shelf at the grocery store years ago. It's been our constant companion ever since.We always wanted to build it on lake property we have here in Wisconsin. We tucked it away and would occassionaly take it out and dream. As you can see from the blog site we didn't build the home on the lake but we have a great little community where my wife got a teaching job so here it is. When we decided to build we searched thousands of plans thinking that we might find the perfect plan.
Turns out we had it all along so we sent off and got the set of building prints and started our great adventure. Perfect design and very comfortable to live in now that it's "done". When we looked at the plan the one flaw we saw was that the basement entry was on the outside. Our builder suggested putting them across the entry hall which would provide access from the inside. Worked out great. I wanted 4' so I could easily move things up and down. We added 4' to the plan making the bedrooms a little bigger and also allow us to add 2' to the kitchen and living areas. We really like the addition to the kitchen since it's a gathering place for everyone. The patio between the two wings of the house was a challenge since we now live in clay soil. I've been in the concrete construction business for too many years. The soil condition where we used to live was sand so frost was less of a problem. Here I was concerned about frost heave so I dowled the slab into the foundation about 16" on center and put insulation underneath hoping to minimize any movement. Looks like it succeeded so far. The loft to be, covers the entire bathroom and 8' of ceiling space in the small bedroom. When building the interior walls we decided to move the closet in the master bedroom next to the bathroom to open the room more and provide a sound barrier for the bathroom. By doing so we were also able to gain an extra 2'x9' in the loft. The SIPS panels and insulated foundation are fantastic. The furnace seldom runs on sunny days and the gas fireplace will heat the entire home nicely even if the power goes out. I suppose a person would use wood in Canada? It kind of defeats the energy efficiency in this situation so we went with the gas. I've got other suggestions and problems that we've run into during the project so keep in touch if you decide to build.

I love your floor! i cannot wait to see the finished projec. I am always checking in once a week or so to see the additions that you have made.
